THE MLS...
Before we show you property you're interested in, it would be helpful
after searching the public MLS yourself
or viewing the automated listings you are sent to send us the MLS
numbers of some of those properties that interest you. This helps
us get a better idea of what interests you. Also, please submit us
the numbers at least several days in advance to set up the showing
appointments if they are residential homes. |
BUYERS AGENCY...
Whether new or experienced at purchasing and/or selling real
estate, it is a personal choice to use a Buyer's Agent to purchase
property or do it on one's own. We give you a comprehensive
understanding as to what the difference is between a client
and customer
and what it means to you. |
FACTORS
AFFECTING AN ACCEPTED OFFER...
There are some critical factors that affect whether an offer will
be accepted or not currently in the Charleston area.
Contingencies: The more existing contingencies in an
offer, especially ones that affect the property showings, the more
likely an offer will be rejected. Currently the market is so hot that
sellers will accept a 'less' contingent offer or even if it is the
only one and 'wait' for an offer on their terms. Granted, the Charleston
area still isn't as 'bad' as in California, where buyers are even
waving the inspection contingency just to get the home, but some contingencies
here in the area just aren't being taken as they used to be, such
as contingent upon selling, contingent upon some inspection terms,
contingent on some financing terms, etc.
Inventory: In some areas an offer will be accepted at
3%-8% less than the asking price while in other areas even an offer
greater than a 3% difference is considered an insult. Most sellers
do understand the supply and demand factor and take advantage of it.
Are we saying this to discourage you? Definitely not. We say this
to inform you of the current market and to give you a realistic expectation
of what to expect depending on the area. In many instances it comes
down to how motivated an owner is to sell (or wait) and a purchaser
is to buy.
Our first obligation to you is to educate you on the market and once
you learn that, through the MLS Search, the automated listings, the
appreciation charts and CMA's, our hope is then you'll be comfortable
in the offer price you submit for the property you found and want. |
