       Things to expect & take into consideration when buying in the Charleston Area

  • Charleston is a fast market and the average days on the market for residences is about 10-15 after subtracting the time it is contnigent on a contract going to close.
  • With that being said, expect to pay close to the asking price as most homes sell within 2% of it. This is because many houses will actually have multiple offers put on it. If you get into a bidding war, someone else will come along who is willing to pay a little more to get the property.
  • Contingencies may hurt your chances in the Charleston Market. Since houses are selling so fast, home owners are hesitant to accept offers with contingences, when they know there are many more buyers out there looking for property.
  • We want you, our future client, to be advised of the direction of this market, and to educate you as much as possible. We do not want you to come down uninformed. By knowing what the market is doing, you will be well ahead of the game when finding a place to call home here in Charleston. Closing Costs to Expect:

  • Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
  • Third-party fees include charges for insurance, title search, and other inspections such as termites.
  • Government fees include deed recording and state & local mortgage taxes.
  • Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
